If you are planning on raising your house or starting new construction for a house or units in a Low to Medium Density Residential area higher then you will need a height certificate to ensure that the building does not exceed 8.5m above natural ground level. This must come from a registered surveyor such as ourselves. All local councils in South East Queensland strictly enforce this policy, including the Brisbane, Logan and Redland City Councils. Some approvals may allow for higher levels such as 9.5m in Brisbane Floods areas.
Most houses that are raised or moved require certification to ensure that the apex of the roof (or the highest point of the building) does not exceed the 8.5m height restriction above the natural surface. Our company determines what the original "Natural Surface" was when the land was first subdivided. In many instances the Natural Surface is different to the existing or current ground levels due to cutting or filling of the land that may have occurred many years ago and/or prior to you purchasing the land. You may be completely unaware of what took place and thus your architect will be unable to calculate the true height of your house or building. We can interpolate the natural surface levels from the original or historical contour survey information and then calculate the apex height before the dwelling is moved to its final position.
From this information we can supply you with the maximum amount the building can be raised prior to construction. We will also check measure the building after it has been raised or constructed and provide certification for the authorities.
